Tax
Valuation Assessments
Here’s a great opportunity to help out
the local wildlife and get a tax break in the process.
If you own at least 22 acres of land, or you and your
neighbor are willing to join your acreages to increase
the total amount, you may qualify for a wildlife tax
exemption for conversion to wildlife management.

Property in central Texas historically
used for grazing that will now be managed for wildlife
The
overall purpose of the incentive is to keep intact large
open spaces historically used for agricultural purposes
such as grazing. However, times change and for many
landowners, the original purpose of the land dissolves.
In many instances, farm or ranch owners simply can’t
keep up with the business today and some have elected
to sell their land to make way for development.
In
order to preserve some of these areas, counties offer
an incentive to manage the land for wildlife under the
existing agricultural exemption for the parcel. This
is a win-win for wildlife and the landowner. One myth
is that once you convert to wildlife management, then
you can’t use any or part of the land for livestock.
Actually, some livestock practices, when managed appropriately,
provide excellent habitat for wildlife. Grazing for
example, can and should occur on some areas to stimulate
grass regeneration.
In
order to qualify for this exemption, you must submit
an application to the county along with a wildlife management
plan. We have prepared numerous plans for landowners
all over Texas for only $500 - $750 depending on the
size of the land and the complexity of the plan.
If
you think you are interested in this program, give us
a call and we will come out and assess your property
for its wildlife habitat value. We can prepare your
plan within 30 days, most within 2 weeks.
